I am not a professional grader but would conservatively estimate this would get at least a 9.2-9.4 and possibly higher. It has been read, but was well cared for while reading. Written by Mark Waid and illustrated by Chris Samnee, it features the first appearance/cameo of Superior Spider-Man- believe CGC now references it as a cameo, but not sure. This key comic book is a must-have for any Marvel Comics fan and collectors of the various spider-man story arcs.
