The grading is not accurate as the same one with bad comments VF 25 on sale in ebay. The banknote was issued during the American colonial period in the Philippines. The circulation period for Silver peso was short and replaced by treasury note. I attached PMG VF 25 for comparing PMG F 12.It is apparent on sales PMG F 12 looks better than VF 25 not for sales, just serve as sample to compare.
