Earlier ones with publication dates of 1900 and 1901 were found online, so this is not a First Edition. The thick paper covers and pages measure about 11" by 9", and the 24 tipped-in sepia photos/illustrations (illustrations from photos?) measure about 8.0" by 5.5". It is solidly string bound, with just the front cover partially detached from the string. The front cover shows some edge wear and tears, but interior pages have no marks or tears. There is a bound in Table of Contents, shown in listing photos/illustrations, and all 24 photos/illustrations present in VERY GOOD CONDITION. A NICE WASHINGTON DC COLLECTIBLE. B144
